Property Feasibility Review

£1,495 + VAT

Understand what’s possible before making expensive decisions.

A focused architectural assessment for homeowners and purchasers who need experienced, independent advice before committing to a property purchase, design project or significant expenditure. We begin with a discussion about the property and your objectives, then undertake a desktop review of its planning history and heritage considerations before providing our professional opinion and recommended next steps.

Suitable for

Property purchases, extensions, lofts & mansards, refurbishment, listed buildings, conservation areas, development potential, planning concerns, second opinions.

The review includes

Initial consultation, desktop property assessment, planning-history research, listed/conservation status review, policy considerations, assessment of opportunities and constraints, recommended next steps.

You receive a concise written report — our assessment, opportunities and constraints identified, and recommended next steps — plus a follow-up discussion.

Particularly valuable before purchasing a property. Not a replacement for a building survey, valuation or legal due diligence — it’s architectural and planning insight those don’t cover.

Historic Home Review

From £2,450 + VAT

Understand your home before deciding what to do with it.

A comprehensive on-site architectural review for owners of Georgian, Victorian, Edwardian, listed and other historic properties — considering the building as a whole rather than a single proposed extension. Particularly suitable after acquiring an older property, before a substantial refurbishment, or for an experienced view of how your home should be cared for over the coming years.

The review can consider

Building character & fabric condition, previous alterations, maintenance priorities, heritage & planning constraints, internal reconfiguration, energy performance, insulation & retrofit, accessibility and long-term family needs.

Includes

Pre-visit discussion, on-site inspection, architectural & heritage assessment, identification of opportunities and constraints, written report with prioritised recommendations, follow-up consultation.

You receive a strategic report — what needs attention now, what should happen next, what could be improved, what can wait, and what the property could become.

An architectural and strategic assessment, not a replacement for a formal building or structural survey. Final fee depends on size, complexity, location and heritage significance.

Planning & Heritage

From £4,000 + VAT

Experienced guidance through planning, conservation and listed building approvals.

Planning alterations to a historic London property involves considerably more than preparing drawings — the building’s character, previous alterations, local policy, conservation guidance and heritage significance all shape what’s appropriate. With over 20 years’ experience, we help clients develop proposals that respond intelligently to both the property and its planning context.

Can include

Planning strategy, design development, Householder and Full Planning Applications, Listed Building Consent, Conservation Area proposals, heritage advice and documentation, pre-application submissions, liaison with the Local Planning Authority.

Fees start from £4,000 + VAT; many typical residential commissions fall within approximately £4,000–£6,000 + VAT depending on complexity and scope. A clear written fee proposal is provided before work begins.

Unless included in our appointment, surveys, statutory fees and specialist consultants (structural, heritage, arboricultural, ecology, energy, Party Wall) may be additional. Planning and Listed Building Consent decisions ultimately rest with the Local Planning Authority.

Full Architectural Service

Fee tailored to your project

Architecture from first ideas through to completed construction.

For clients undertaking significant extensions, renovations, restorations or adaptations, we provide a complete architectural service tailored to the project — carrying the thinking established at the outset through planning, technical design, procurement and construction, rather than handing over once planning permission is granted.

Projects may include

Whole-house refurbishment, listed building alterations, Georgian & Victorian townhouse projects, rear and side-return extensions, mansard and roof extensions, historic building restoration.

Can include

Concept design, planning & heritage approvals, Building Regulations, technical design, consultant coordination, tendering and contractor selection, contract administration through to completion.

A successful historic building project involves hundreds of decisions — retaining the architect throughout provides continuity between original design intent and what’s actually built. Fees depend on project scale, complexity and scope; following an initial discussion, we provide a clear written proposal.

Specialist Expertise

Across these four services, we also provide pre-purchase architectural advice, independent second opinions, listed-building advice, conservation-area advice, retrofit and future-proofing guidance, extensions, mansards, whole-house refurbishment and historic-building restoration.

Pre-Purchase Advice

For purchasers wanting to understand a property’s potential before committing — usually delivered through the Property Feasibility Review.

Independent Second Opinion

For homeowners with existing proposals or advice who’d value an experienced, independent view before proceeding.

Listed Building Advice

Advice on alterations, repairs and adaptation of listed buildings — folded into any of the four services above.

Conservation Area Advice

A fundamental part of the practice’s experience for homeowners in London’s conservation areas.

Retrofit & Future-Proofing

Insulation, ventilation, heating and heat pumps, energy efficiency, moisture management and accessibility — considered while respecting the building’s existing fabric and character. Sits primarily within the Historic Home Review and Full Architectural Service.
