Our Full Architectural Service supports clients through the design and construction process, from initial concepts and space planning to detailed design, technical coordination, tendering and construction-stage services.
We work on renovations, extensions, internal transformations and comprehensive refurbishments, with particular experience in adapting historic London homes for contemporary family life. Our approach balances creativity, practicality and respect for the existing building.

Stages 0–1 · Brief
We understand how you live, your ambitions and your budget, and agree a clear brief.

Stage 2 · Concept design
We develop initial design options, testing layouts, space and character against the existing building.
Stages 1–2 · fixed fee, capped at £2,495
03
Stage 3 · Developed design and planning
We refine the chosen design, coordinate the detail and prepare and submit the planning and, where needed, Listed Building Consent applications.
Stage 3 · fixed fee, £1,945 to £3,495

Stage 4 · Technical design
We prepare the detailed drawings and specifications needed for Building Regulations, tendering and construction.

Tender
We help you obtain and compare contractor prices, and appoint the right builder.

Stage 5 · Construction
We support the project on site, from technical coordination through to completion.

Fees
Clear fees at every stage
Stages 1–2, brief and concept design: a fixed fee, capped at £2,495 + VAT.
Stage 3, developed design including the planning submission: a fixed fee from £1,945 to £3,495 + VAT, depending on the complexity of the project and the level of detail required.
Stages 4–5, technical design and construction: quoted once the design is agreed and the scope is clear, either as a fixed fee or as a percentage of the construction cost. We set it out in writing before you commit to the next stage.
Fees are assessed individually according to the scale, complexity and specific requirements of each project. Projects involving listed buildings, conservation areas, substantial alterations to historic fabric, bespoke architectural detailing or particularly complex construction requirements involve more design and coordination, and our fee proposal reflects this.
Our fee proposals clearly define the architectural services included at each stage, together with any exclusions, additional services and applicable hourly rates.
All fees are subject to VAT at the prevailing rate.
