Project 528
Brook Street & Avery Row
Mayfair · Grade II* listed
The conservation-led refurbishment and commercial adaptation of an important Grade II* listed Mayfair building.
01Conservation repairs to joinery and features
02Shopfronts, openings, stair and lift
03Integration of modern building services
Originally dating from the eighteenth century, the building was substantially remodelled by Sir Jeffry Wyatville in the early nineteenth century, and later became associated with the celebrated interior decoration of Nancy Lancaster and Sibyl Colefax & John Fowler.
The project involved a complex programme of conservation, refurbishment and adaptation to meet contemporary commercial needs, while safeguarding the building’s significant historic fabric and interiors.

The works
Adapting a building of exceptional interest
Works included alterations to shopfronts and external openings, conservation repairs to historic joinery and architectural features, structural modifications, stair and lift alterations, and the sensitive integration of modern building services.
Particular care was taken to protect the historic hierarchy of spaces and the important decorative interiors.
Approach
Repair and retain first
Interventions were developed in consultation with Westminster City Council’s conservation officers, with repair and retention prioritised wherever practicable.
The project required detailed technical coordination and ongoing assessment of historic fabric during construction, so that contemporary commercial use could be accommodated without compromising the building’s special architectural and historic interest.
