Project 087 · Consented scheme
Wheatley Oast
Hampshire · Grade II listed
One of the most ambitious consents we have secured: a glass and stone extension set into the hillside beside a Grade II listed oast house in the South Downs National Park.
01Subterranean glass extension
02Ground and first floor rear extensions
03Pool and garage set into the landscape
Between 2007 and 2011, we secured a series of planning and listed building consents for Wheatley Oast, a Grade II listed oast house near Kingsley, now within the South Downs National Park.
The final scheme, granted in December 2011, replaced a rear conservatory with a lower ground floor extension dug into the slope, new ground and first floor rooms to the rear, an outdoor swimming pool, and a garage and pool building recessed into the landscape.

The idea
Stone above, glass below
The new rooms sit beneath the garden, behind a long wall of frameless glass that follows the fall of the land. From above, the lawn runs almost to the oast, leaving the roundel and the four kiln roofs as the dominant forms.
The extension is built in stone and glass, so it reads clearly as new while keeping to the materials of the listed building.
The consents
Building the case, step by step
The scheme was developed through a sequence of applications: a basement with a gym, wine store and games room in 2007; a pool and underground garage with a glazed elevation in 2008; and the full extension in 2011.
The scheme was not built, but the consents show what a listed building in a protected landscape can accommodate when the design is carefully argued.
